WASHINGTON, DC - Cassidy Turley, a leading commercial real estate services provider in the U.S., announced that the McPherson Building, located at 901 15th Street NW and owned by Clarion Partners, has been awarded LEED® for Existing Buildings Platinum certification. The McPherson Building is a 12-story, 246,014 square foot trophy office building overlooking McPherson Square Park, and is one of just eight office buildings in Washington, DC to achieve LEED EB Platinum, the highest level of certification. LEED is the nation’s preeminent program for the design, construction and operation of high performance green buildings, established by the U.S. Green Building Council (USGBC) and verified by the Green Building Certification Institute (GBCI).

“Throughout the certification process, tenant comfort and satisfaction remained a priority for the property management team,” commented Betsy Bennett, Property Manager with Cassidy Turley. “We kept tenants informed with regular meetings, conducted indoor air quality testing, implemented a green cleaning program, and used MERV 13 filters to filter the Outdoor Air that is brought into the building,” she continued.

Cassidy Turley’s Sustainability Services team handled the day-to-day project management required to achieve the certification. The LEED Platinum certification of the building was based on modifications to the operations and maintenance procedures that positively impacted the building itself and the broader community. The focus of the efforts was on improving energy performance through the implementation of various energy conservation strategies, reducing the consumption of potable water, optimizing indoor environmental quality, improving the recycling program, and offsetting the building’s energy consumption with Renewable Energy Credits (RECs) generated by wind power. Additional features include:
- Achieved an ENERGY STAR score of 92
- Recycled over 60 percent of the buildings waste stream
- Over 75 percent of building occupants use alternatives to single occupancy vehicles when commuting, helping to reduce the overall carbon footprint of the building
The McPherson Building is currently 97.8 percent leased to a mix of retail tenants, public and private companies and law firms. The surrounding neighborhood offers several amenities and convenient access to luxury hotels, fine dining and retail shopping, as well as the McPherson Square Metro station (Blue and Orange lines), which is located across the street from the property. Cassidy Turley also handles the leasing of the building and secured $95 million in permanent financing for the asset on behalf of Clarion Partners in 2011.
