Rotter Investment Realty LLP Engages Cassidy Turley Barry to Market National Ace Hardware Property

MILWAUKEE - Rotter Investment Realty LLP, the owner of the historic National Ace Hardware property located at 1303 N. 4th St., Milwaukee, has engaged Milwaukee-based Cassidy Turley Barry as the listing agent for the sale and potential redevelopment of the building.

The property consists of 65,700 square feet on 1.29 acres, situated at the NW corner of N. 4th St. and W. McKinley Ave. and features cream city brick construction with timber columns and beams, as well as hardwood floors.  Bill and Dave Rotter, owners of National Ace Hardware purchased the building in 1986 and have been operating from the building ever since.  National Ace Hardware has been in business since 1950 and will continue operating at the location.  The site was originally made up a firehouse, built in 1892, the main building, built in 1902, and the joining building built in 1910.

Kurt Van Dyke, CCIM, SIOR, senior vice president of Cassidy Turley Barry, will be marketing the property.  He plans on attracting office and commercial users, investors and developers who can take advantage of the site’s high-profile location on W. McKinley Ave. adjacent to Park East, near BMO Harris Bradley Center and Pabst Brewery development, its proximity to I-43 and Milwaukee’s Central Business District, as well as its qualification for New Market Tax Credits and Historical Tax Credits.

“It is a beautiful building with a lot of potential to be converted into a variety of different uses, including multi-family, office, retail or mixed use,” said Van Dyke.  “The site’s ideal location and proximity to other recent developments, along with the historic nature of the property should make it very appealing to users and developers alike. It also has substantial parking, which is a key benefit in this area.”
