Nimble Storage Signs Long-Term Lease for 164,608 SF Campus in North San Jose from Bixby Land Company
Steve Horton, Erik Hallgrimson and Kelly Yoder with Cassidy Turley represented landlord Bixby Land Company in the long-term lease of a three-building office/R&D campus totaling 164,608 square feet in North San Jose. The new tenant is Nimble Storage, which penned a long-term agreement for its new multi-building campus located at 211, 251 & 281 River Oaks Parkway. According to reports, Nimble Storage could employ as many as 750 people at its new campus. Nimble is currently located in multiple buildings nearby on Zanker Road and Junction Avenue, where it operates in roughly 55,000 square feet of space.
Bixby acquired the buildings in June of 2011 when they were vacant and completed a major ±$10 million renovation on the project. In order to better appeal to today’s high-tech tenants, Bixby greatly improved the exteriors and interiors of all the buildings. The centerpiece of the redevelopment is the signature Bixby Retreat™, a 30,000 square-foot outdoor living room and gathering area for tenants that features olive trees, seating and picnic areas.
Grocery Outlet Relocating Corporate HQ from Berkeley to Emeryville; Company Signs 54K SF for High-End Office Building Converted from Warehouse

The single-story, freestanding building is located at 5650 Hollis Street in the heart of Emeryville, a premier new urban lifestyle location in the East Bay. Grocery Outlet signed a long-term lease agreement and is scheduled to relocate its corporate headquarters currently at 2001 4th Street in West Berkeley to its new Emeryville location in late 2013.
A converted warehouse environment that features exposed wood and concrete, 5650 Hollis Street boasts high level class A finishes with conference rooms, private offices, open space, abundant natural light plus an outdoor seating area and attractive landscaping. Phoenix Pharmaceuticals Expanding in Burlingame, Acquires Rare Bayfront Building for $5.5 Million
Marshall Hydorn, Ben Paul and Marc Pope with Cassidy Turley teamed up to broker the sale of a 25,558-square-foot office building in Burlingame for $5,500,000 ($215 per square foot). Phoenix Pharmaceuticals, a comprehensive supplier of new peptide-related products, acquired the single-story property at 828 Airport Boulevard from a Private Party. The property boasts a rare Bayfront location adjacent to Highway 101, close Proximity to SFO International Airport, easy access to nearby hotels, restaurants and Bay trail, plus unobstructed Bay views. Phoenix will be expanding its company within Burlingame where it also currently operates a facility at 330 Beach Road.

All American Containers Relocating to 121,000 SF Warehouse Unit, Filling The North Face Space
Gary Fracchia and Tom Damaschino with Cassidy Turley represented property owner The Rosalinde and Arthur Gilbert Foundation in the lease of 121,000 square feet of warehouse space in San Leandro to new tenant All American Containers. All American Containers, one of the largest suppliers of glass, plastic and metal containers, tubes and dispensers, and plastic and metal closures in the United States, will be relocating its current operation from Alvarado Street to its new facility located at 2013 Farallon Drive. Part of a larger ±260,000-square-foot multi-tenant facility, 2013 Farallon was formerly used by The North Face, which recently vacated. All American Containers will join other major companies in the area, to include neighbors Coca Cola, Cummins West, 7-Up/Snapple and Otis Spunkmeyer.
Zoll Circulation Moving in to 124,500 SF Industrial/Flex Facility in North San Jose’s IBP in October, Company Expanding/Relocating from Sunnyvale
Tom Snider and John Brackett with Cassidy Turley represented the Seller in the sale of a 124,500-square-foot Industrial/flex facility on ±8.22 acres in North San Jose. The buyer was Zoll Circulation, Inc., an owner/user. The property is located at 2000 Ringwood Avenue and is comprised of office space, production area, lab space, warehouse, plus bonus mezzanine space. The deal officially closed in late 2012, and Zoll recently announced plans—as reported by the Silicon Valley Business Journals—that the company recently began renovations in May with plans to move in to the facility in October. The property is positioned at a high identity location at the corner of Ringwood Avenue and Ringwood Court, set within the city’s International Business Park (IBP) area. Zoll will be relocating and expanding more than twofold from its current ±53,000-square-foot building in Sunnyvale.
OSIsoft Expands World Headquarters in San Leandro, Adds Space at Class A Creekside Plaza Office Park

Cohn and David Englert with Cassidy Turley represented landlord Creekside Plaza Partners, LLC in the lease of 25,301 square feet of Class A office space at the Creekside Plaza Office Park in San Leandro. The tenant is OSIsoft, which expanded its existing World Headquarters by nearly 50% from across the street at 777 Davis Street where the company is based in 60,000 square feet. The lease brings OSIsoft’s San Leandro presence to over 85,000 square feet.
OSIsoft, led by Dr. J. Patrick Kennedy, has also recently made a significant investment in San Leandro through the public/private partnership called Lit San Leandro. This partnership has allowed the installation of a fiber optic loop which offers an opportunity to revolutionize San Leandro's infrastructure. This infrastructure enables companies, high-tech or otherwise, remarkable capacity (10 gigabits per second – 2,000 times faster than the average U.S. connection) for the transference of data. The City as a result of the project and Dr. Kennedy's determination and resources has just received a $2.1 million federal grant to expand the network from its initial stage. Creekside Plaza has immediate access to the new fiber optic service as well as all services in the City’s downtown.
