Cassidy Turley Leads Process to Achieve LEED® Gold Certification for Dulles Corner Gateway in Herndon, VA

First LEED for Existing Buildings: O&M Certification in Herndon

Washington, DC – Cassidy Turley announced today that Dulles Corner Gateway has achieved the U.S. Green Building Council (USGBC) Leadership in Energy and Environmental Design for Existing Buildings: Operations & Maintenance (LEED for Existing Buildings: O&M) Gold certification.  LEED is an internationally recognized certification system that measures how well a building or community performs across all the metrics that matter most: energy savings, water efficiency, CO2 emissions reduction, improved indoor environmental quality, and stewardship of resources and sensitivity to their impacts.  Located at 2325 Dulles Corner Boulevard in Herndon, VA, Dulles Corner Gateway is owned by Deka Immobilien Investment GmbH and managed by Cassidy Turley.

Dulles Corner Gateway is an 11-story, multi-tenant office building proximate to Dulles International Airport, and is the first LEED for Existing Buildings: O&M project in the suburban submarket of Herndon.  Cassidy Turley handled the day-to-day project management required to achieve the building’s LEED certification.  Highlights of the project include: 

  • Full building retro-commissioning and implementation of select energy conservation measures reducing the buildings energy consumption by 13.8 percent and CO2 emissions by over 318.53 metric tons
  • As a result of these energy conservation initiatives the building was awarded the EPA’s prestigious ENERGY STAR, the national symbol for superior energy efficiency and environmental protection
  • Upgrades to indoor plumbing fixtures, process water controls and the irrigation system led to significant reductions in potable water consumption
  • Achieved a targeted diversion rate of 100 percent electronic equipment and durable goods from entering the main waste stream
