8N Properties Acquires Two Adjacent R&D Buildings in Sunnyvale; Will Occupy One

March 16, 2011 – Wendy Roberts and Steve Horton with Cassidy Turley CPS represented seller, The Tsukuda Family, in the sale of two adjacent freestanding R&D buildings totaling 17,268 square feet in Sunnyvale. The single-story buildings are located at 520 Mercury Drive (7,864 square feet) & 522 Mercury Drive (9,394 square feet), just south of the Highway 101 and Lawrence Express junction. The buyer was 8N Properties, LLC, an owner/user, which will occupy the vacant building at 520 Mercury Drive. 522 Mercury Drive is fully leased to a single tenant.

Broadcom Further Broadens Presence at Sunnyvale City Center
March 16, 2011 – Steve Horton with Cassidy Turley CPS along with Jeff Houston of CB Richard Ellis represented property owner JP Morgan in the lease expansion of 12,825 square feet with existing tenant Broadcom at the Sunnyvale City Center in downtown Sunnyvale. The expansion space is on the second floor of the building at 150 Mathilda Place. This need for additional space by Broadcom comes off the heels of its recent massive expansion/renewal totaling ±257,184 square feet completed just a few months ago in the project.

Sunnyvale City Center is a three-building Class A office project located directly across from the Sunnyvale Town Center. It is adjacent to numerous amenities and public transportation and convenient to major roadways and freeways. Broadcom is the project’s largest tenant.

Valley Technology Center Welcomes Tilera Corporation as New Tenant
March 16, 2011 – Steve Horton and Alan Guterman with Cassidy Turley CPS represented landlord Equity Office Properties in its new lease of 17,173 square feet of R&D/office space at the Valley Technology Center in North San Jose. The tenant is Tilera Corporation, which leased space on the ground floor of the building at 2700 Zanker Road. The Valley Technology Center is a seven-building, multi-tenant Class A R&D/office project that is conveniently located near light rail, retail, the San Jose Airport. It also provides easy access to major roadways, including Montague Expressway, Highway 101 and Interstate 880.

Arden Realty Extends Lease Obligation with Hologic in Santa Clara
March 16, 2011 – Erik Hallgrimson, Steve Horton and Brandon Bain with Cassidy Turley CPS represented landlord Arden Realty Corporation in the 21,403-square-foot lease renewal of existing tenant Hologic at 2585 Augustine Drive in Santa Clara. Hologic, a leading manufacturer and supplier of diagnostic, surgical, and medical imaging equipment and products, extended its term on the entire second floor of the two-story R&D/office building. The initial lease policy began in 2006 for the entire building under R2 Technologies, which Hologic acquired later that same year. Hologic is currently subletting out the remaining 17,458 square feet on the ground floor of the building to EASIC Corporation.
