Flextronics Buys Two Buildings Totaling 216,322 SF in Ireland

June 9, 2010 – Tom McGovern, Dan Hollingsworth, Steve Pace and Bob Fernandes with Cassidy Turley CPS Santa Clara have represented buyer Flextronics in its acquisition of two buildings totaling 216,322 square feet in Raheen, Ireland. Flextronics purchased a 96,322-square-foot manufacturing building from seller Irish Life Assurance, PLC and a 120,000-square-foot R&D from seller Largo Properties, Ltd. Both buildings are located on Raheen Business Park. The sale prices were undisclosed.

Hospira Completes Lease of Entire 78,119 SF R&D Building in South San Jose

June 9, 2010 – Eric Fox, Erik Hallgrimson and Meghan Sandlin with Cassidy Turley CPS Santa Clara have represented property owner GRE Fontanoso, LLC in the new lease of a 78,119-square-foot R&D/office building to tenant Hospira, Inc. The 10-year old, two-story building is located at 5729 Fontanoso Way and most recently home to Electroglas. The property features high-end interiors, 28-foot clear height, a gym, great power, and provides easy access to Highways 85 and 101.

VeriSign Expands into 43,466 SF Class A R&D Building in Mountain View

June 9, 2010 – Steve Horton, Dennis Chambers and Kelly Yoder with Cassidy Turley CPS Santa Clara have represented property owner WTA Middlefield, LLC in the new lease of a 43,466-square-foot R&D building located in Mountain View to tenant VeriSign. The two-story Class A building is located at 490 East Middlefield Road, at the corner of Ellis Street.

Solar Firm AQT Signs New Lease for 20,000 SF R&D Building in Sunnyvale

June 9, 2010 – Alan Guterman, Erik Hallgrimson and Meghan Sandlin with Cassidy Turley CPS Santa Clara have represented property owner Locklin Family in the lease of a 20,000-square-foot R&D building in Sunnyvale to tenant AQT, a solar company. The freestanding building is located at 1145 Sonora Court. The building contains 7,500 square feet of clean room.

Owner/User Purchases 9,399 SF Office Building in Campbell for Over $2 Million

June 9, 2010 – Maryanna McSwain, Erik Hallgrimson and Meghan Sandlin with Cassidy Turley CPS Santa Clara successfully represented both parties in the sale of a 9,399-square-foot office building in Campbell for $2,067,780 ($220 per square foot). The seller was Michael T Cobler and the buyer(s) was David & Haixia Zhang, an owner/user. The buyer does business as Net Polarity, a headhunter firm, and will occupy the entire building located at 900 East Campbell Avenue. The property is directly across the street from The Pruneyard.

Solar Company Clean Cell International Leases 15,000 SF R&D Building in Sunnyvale

June 9, 2010 – Steve Horton, Jon DeCoite, Kelly Yoder and Alan Guterman with Cassidy Turley CPS Santa Clara have collaborated to represent both parties in the lease of a 15,000-square-foot freestanding R&D building in Sunnyvale. Horton, DeCoite and Yoder represented the property owner, Quail Meadow CR Props, LLC, and DeCoite and Guterman represented the tenant, Clean Cell International, a solar company. The building is located at 1170 Sonora Drive and is adjacent to a CalTrain station. It contains approximately 7,000 square feet of clean room space.

Criteo Leases 7,400 SF Office Building in Downtown Palo Alto

June 9, 2010 – Mary Wadden with Cassidy Turley CPS Santa Clara represented tenant Criteo in the lease of an entire 7,400-square-foot office building in downtown Palo Alto. The single-story building contains high-end interiors and is located at 411 High Street. The owner is Storm Land Development.

Flextronics Renews 117,000 SF Warehouse Facility in Austin, TX

June 9, 2010 – Tom McGovern, Dan Hollingsworth and Steve Pace with Cassidy Turley CPS Santa Clara have teamed up to represent tenant Flextronics in its lease renewal of a 117,000-square-foot warehouse facility in Austin, TX. The property is located on Metric Boulevard and is owned by Met 4/12, Ltd. Flextronics’s U.S. headquarters is located in Milpitas.

Venturi Wireless Relocates to McCarthy Center in Milpitas

June 9, 2010 – Tom McGovern with Cassidy Turley CPS Santa Clara represented tenant Venturi Wireless in its lease of 12,831 square feet of R&D space at the McCarthy Center in Milpitas. Venturi leased a portion of the second floor of the 490 McCarthy Boulevard building. The property is owned by The Irvine Company. Venturi is relocating from Sunnyvale.

Equity Office Properties Lands New Tenant at Pruneyard Place in Campbell

June 9, 2010 – Bob Simpson, Tyler Kemp and Todd Beatty with Cassidy Turley CPS Santa Clara represented property owner Equity Office Properties in a new lease of 5,617 square feet of Class A office space to tenant Altos Design Automation at The Pruneyard in Campbell. Altos Design Automation leased space on the second floor of the building located at 1919 South Bascom Avenue, also known as Pruneyard Place. The building is part of a three-building Class A office complex that also includes two towers owned by EOP.
