VMware Leases 64,893 SF Warehouse Building in Palo Alto’s Stanford Research Park

June 7, 2010 – The team of Ron Himes, Mike Courson and Mike Connor with Cassidy Turley BT Commercial Palo Alto have represented tenant VMware, Inc. in the long term lease of a 64,893-square-foot freestanding warehouse building in Palo Alto’s prestigious Stanford Research Park. The building is owned by Roche Palo Alto, LLC and is referred to as the Site Services Building as part of Roche’s 15-building campus. The property is located adjacent to VMware’s 460,000-square-foot headquarters campus it built in 2007.

VMware Subleases 85,001 SF Building from SAP in Palo Alto’s Stanford Research Park

June 7, 2010 – Ron Himes, Mike Courson, Mike Connor and Ken Candelaria with Cassidy Turley BT Commercial Palo Alto along with Eric Fox of Cassidy Turley CPS Santa Clara recently collaborated to broker an 85,001-square-foot sublease between sub-tenant VMware, Inc. and sublessor SAP Corporation. The freestanding R&D building is located at 3421 Hillview Avenue in Palo Alto’s prestigious Stanford Research Park. The team of Himes, Courson and Connor represented VMware and Candelaria and Fox represented SAP in the transaction. The property is located adjacent to VMware’s 460,000-square-foot headquarters campus it built in 2007.

Palantir Renews/Expands into 53,480 SF to Bring Occupancy to ±100,000 SF in Downtown Palo Alto; Plans for Additional Growth

June 7, 2010 – The team of Mike Courson, Ron Himes and Mike Connor with Cassidy Turley BT Commercial Palo Alto have represented tenant Palantir Technologies in an office lease renewal and expansion totaling 53,480 square feet at 100 Hamilton Avenue in downtown Palo Alto. With 250 employees, Palantir is one of the largest start-up companies in downtown Palo Alto. Palantir also has offices located in Washington DC, New York & London. The deal brings Palantir’s total occupancy in downtown Palo Alto to approximately 100,000 square feet, with a goal to increase it by another 25 percent. Palantir is the world’s leading company for data integration and analysis software.

Digital Realty Trust Buys Two Santa Clara Buildings Totaling 85,169 SF for Data Center

June 7, 2010 – Kalil Jenab with Cassidy Turley BT Commercial Palo Alto has represented both parties in the sale of two R&D buildings totaling a combined 85,169 square feet at 3105 and 3115 Alfred Street in Santa Clara. The buildings individual sizes are 50,000 square feet and 35,169 square feet and sit on 4.2 acres. The selling entity was comprised of a group of local investors. The buyer was Digital Realty Trust, which is converting the buildings into multiple data centers. The first usable section has been reported to be ready in the 1st quarter of 2011. The sale price was undisclosed.

Amerco R.E. Company Buys 511,583 SF Industrial Facility in Oakland for $10 Million

June 7, 2010 – Brian Collins with Cassidy Turley BT Commercial Oakland has represented buyer Amerco Real Estate Company in acquisition of a 511,583-square-foot industrial project in Oakland for an even $10,000,000 ($19.55 per square foot). The seller was Fowler Property Acquisitions. The multi-tenant facility is located at 851 81st Avenue and is most commonly known as the Sunshine Biscuits Business Complex. Amerco will manage and operate the mini-storage and the live-work, and it will be occupying a small 16,000-square-foot industrial portion of the site. Amerco will also add truck rental to the site. Cassidy Turley BT Commercial will market the remaining 125,000 square feet of available industrial space in various suites in the project.

Triage Consulting Group Renews/Expands into 34,596 SF Class A Office Space in S.F.

June 7, 2010 – Bryan Courson and Kevin Vitale with Cassidy Turley BT Commercial’s San Francisco and San Jose offices have represented tenant Triage Consulting Group, Inc. in the lease renewal and expansion totaling 34,596 square feet of Class A office space at 221 Main Street in San Francisco. Triage renewed 21,665 square feet on the eleventh floor and expanded into an additional 12,931 square feet on the sixth floor of the 16-story Class A mid-rise.

Elan Pharmaceuticals Leases Another 26,299 SF of Life Science Space in S.S.F.

June 7, 2010 – Erich Sollman, Tom Hayes, David Klein and Bryan Courson with Cassidy Turley BT Commercial’s Burlingame and San Francisco offices recently represented tenant Elan Pharmaceuticals in a new lease totaling 26,299 square feet at the Gateway Technology Center in South San Francisco. Elan struck a more than 10-year direct lease on half of the building located at 650 Gateway Boulevard. The property is owned by Alexandria Real Estate Equities. Elan is also currently located in over 300,000 square feet of space in South San Francisco.

R. Torre & Company Relocates to 76,160 SF Space at Utah Industrial Park; Stays in SSF

June 7, 2010 – Matt Squires with Cassidy Turley BT Commercial Burlingame has represented property owner Stark Investment Company in a new long-term lease of 76,160 square feet of warehouse space at the Utah Industrial Park in South San Francisco. The tenant is R. Torre & Company, which is relocating to the facility located at 400-438 Littlefield Avenue Unit D from its current location on East Harris Street in the same city.

Owner/User Sells 51,332 SF Wareouse Building to Other Owner/ User for Over $7.2 Million

June 7, 2010 – Marshall Hydorn with Cassidy Turley BT Commercial Burlingame has represented seller The Nancy Tong Survivors Trust in the sale of a 51,332-square-foot warehouse building located at 145 South Hill Drive in Brisbane. The property sold for $7,225,000 ($141 per square foot). The buyer was 145 S. Hill, LLC, which acquired the property for its own use. The high-image freestanding building is located on a ±3.7 acre parcel.

Investor Buys New Freestanding Retail Building in Tropicana Center for $4.94 Million

June 7, 2010 – Derik Benson and Lisa Lam with Cassidy Turley BT Commercial San Jose have teamed up to represent buyer Sung H. Hwang in the investment acquisition of a 6,123-square-foot freestanding retail building located at 1107 South King Road in East San Jose for $4,940,000 ($807 per square foot). The newly constructed building is part of the Tropicana Shopping Center and has a brand new long-term lease in place with Bank of America. The seller was Imwalle Story King, LLC. The price reflected a cap rate of 6.37%.

Uni-Tile Buys 45,832 SF Warehouse Building for $4.8 Million in North San Jose

June 7, 2010 – Derik Benson, Jim Kovaleski and Craig Kovaleski with Cassidy Turley BT Commercial San Jose have collaborated to represent buyer Xin Mian Pan & Si Zheng Huang dba Uni-Tile in the purchase of a 45,832-square-foot warehouse building in North San Jose for a price of $4,800,000 ($105 per square foot). Uni-Tile is a granite company out of Hayward and will be utilizing the entire building located at 1744 Junction Avenue. The seller was ConAgra Foods, Inc.

Blick Art Materials Drawing Up New Location on Market Steet in San Francisco

June 7, 2010 – David Klein, Bryan Courson and Jennifer Horn Essner with Cassidy Turley BT Commercial San Francisco have represented tenant Blick Art Materials in a new lease of 13,538 square feet of retail space at 979 Market Street in San Francisco. The property is owned by Regis Property Management, LLC. Dick Blick will be relocating to its new Market Street digs from its current Van Ness address in November.

Bayshore Tech Park Adds Three New Tenants: Host Analytics, Atieva & Altor Networks

June 7, 2010 – Randy Keller, Mike Moran, Ben Paul and Randy Arrillaga with Cassidy Turley BT Commercial’s Burlingame and Palo Alto offices have represented joint venture ownership Prudential Real Estate Investment Management and Harvest Properties in three new lease transactions at the Bayshore Technology Park in Redwood Shores. The three tenants are Host Analytics (8,577 square feet), Atieva, Inc. (8,171 square feet) and Altor Networks (5,170 square feet). Wikimedia Doubles Occupancy to 22,422 SF at San Francisco Site Through 2017

June 7, 2010 – Jim Chesler with Cassidy Turley BT Commercial San Francisco has represented Wikimedia in its long-term lease renewal and expansion totaling 22,422 square feet at 149 New Montgomery Street in San Francisco. Wikimedia renewed its existing 11,087 square feet of space and then expanded into another 11,335 square feet, with both lease agreements now running through September 2017.

Palo Alto’s Unique 220 Portage Signs Up Two New Tenants: Box.net and Cloudera

June 7, 2010 – Boyd Smith and Dan Persyn with Cassidy Turley BT Commercial Palo Alto have represented property owner WSJ in two new office leases at 220 Portage Avenue in Palo Alto. Sensiba San Filippo Leases 12,611 SF Office Space in San Jose Airport Area

June 7, 2010 – Michael Copeland with Cassidy Turley BT Commercial Pleasanton along with Dion Campisi of Colliers International have represented tenant Sensiba San Filippo, LLP in the new lease of 12,611 square feet of office space at 181 Metro Drive in San Jose. The property is owned by Equity Office Properties and is part of its San Jose Airport portfolio. Pace Supply Inks 31,970 SF Industrial and 11,883 SF Office Leases in Rohnert Park

June 7, 2010 – Tony Lucchesi and Niels von Doepp with Cassidy Turley BT Commercial North Bay have represented tenant Pace Supply in two new lease transactions in Rohnert Park. Multi-Tenant Office Building in Downtown Santa Rosa Sold for Over $1.5 Million

June 7, 2010 – Paul Schwartz with Cassidy Turley BT Commercial North Bay has represented seller Clem and Ann Marie Carinalli in the sale of an 11,238-square-foot multi-tenant office building in Santa Rosa for $1,550,000 ($133 per square foot). The four-story building is located at 444 Tenth Street and was over 60% vacant at the time of sale. The buyer was Lee Anne Wentz, whose spouse’s business will occupy approximately 50% of the building.

MindLab Publishing Buys 12,000 SF R&D Building for $1.5 Million in Menlo Park

June 7, 2010 – Ben Paul with Cassidy Turley BT Commercial Burlingame represented buyer Mindlab Publishing in the off-market sale of a 12,000-square-foot freestanding R&D building located at 960 O’Brien Drive in Menlo Park. The buyer MindLab Publishing, with will be utilizing the building for its operation.

June 7, 2010 – Brian Foster with Cassidy Turley BT Commercial North Bay represented seller Lucille Fenney Family Trust in the sale of a 15,616-square-foot industrial building located at 951 Transport Way in Petaluma. The buyer was Steve Mahrt, which will occupy the building.

Art.com Succeeds at Drawing Up 47,878 SF Sublease to Zinus, Inc.

June 7, 2010 – Sam Higgins and Marc Ward with Cassidy Turley BT Commercial Oakland represented sublessor Art.com in the successful subleasing of its 47,878-square-foot warehouse/manufacturing facility in Hayward. The subtenant is Zinus, Inc., a manufacturing and global marketing firm that designs and produces global goods, which will fill the remaining three years left on the master lease.
