Webcor Construction to Ship Over Hayward/San Mateo Offices to The Waterfront at Harbor Bay
April 4, 2011 – Brian Collins and Adam Peterson with Cassidy Turley BT Commercial Oakland represented tenant Webcor Construction LP in its new long-term lease of 37,663 square feet of space at The Waterfront at Harbor Bay in Alameda, a multi-building Class A project. Webcor Construction, an award-winning general contractor, leased the entire second floor of the 73,257-square-foot two-story building located at 1751 Harbor Parkway. Webcor Construction will be relocating and consolidating its Hayward and San Mateo offices to its new waterfront location.

Webcor Construction opted to make the move to The Waterfront at Harbor Bay after having recently sold its Hayward facility to Impax Laboratories in January as well as its lease obligation in San Mateo soon expiring. Notably, Collins, Peterson and Sam Higgins also of Cassidy Turley BT Commercial Oakland represented Webcor Construction in the aforementioned Hayward sale totaling 13,000 square feet for $2.6 million.

Owned by BPG Properties, LTD, The Waterfront at Harbor Bay is a six building, ±381,661-square-foot Class A project consisting of high quality office, R&D and light manufacturing and warehouse space on some of the last undeveloped waterfront land on the San Francisco Bay. It offers stunning views of San Francisco, is minutes from Downtown Oakland, and provides convenient access to Highway 880 and the Oakland International Airport, as well as BART ferries and other modes of mass transit which serve the region.

California’s Second Largest Tomato Processor, Olam, Expanding Operations in Sacramento Valley; Leases 298,025 SF Space in Single Facility

April 4, 2011 – Ken Reiff with Cassidy Turley BT Commercial Sacramento successfully represented tenant Olam Tomato Processors, Inc. in its new lease of 298,025 square feet of space at 1400 Churchill Downs Avenue in Woodland. Olam, a leading global supply chain manager and processor of agricultural products and food ingredients, will be consolidating and expanding from its existing ±200,000 square feet of warehouse space situated in three separate buildings at another Woodland locale. Olam’s new space is part of a much larger ±569,000-square-foot industrial facility that is owned and operated by Amir Development, which was represented by Todd Sanfilippo of CB Richard Ellis in the transaction. Woodland’s large industrial park with access to rail service was a key factor in supporting its processing and canning operation 40 miles to the north part of the Valley in the city of Williams. Olam took advantage of the opportunity to combine its three Woodland warehouse spaces into this single larger space that will allow for future expansion and provide access to rail by locking in a long-term deal.

Olam Tomato Processors, Inc. is a leading global supply chain manager and processor of agricultural products and food ingredients. It operates an integrated supply chain for 20 products in 64 countries, delivering these products to 10,000 customers worldwide. Olam is the second largest California tomato processor in the United States. The company’s plants are modern and well equipped facilities in the tomato processing sector capable of handling paste, diced and multiple canning products for tomatoes and other ingredients.

Prestigious University Circle Adds Law Firm, Extends Term with Another

April 4, 2011 – Marcus Wood and the team of Michael Courson, Mike Connor, Ron Himes all of Cassidy Turley BT Commercial Palo Alto represented property owner Wells Management, Inc. in a lease agreement with new tenant Bozicevic, Field and Francis, LLP and also a lease extension with existing tenant Greenberg Traurig, LLP at 1900 University Circle in East Palo Alto. Bozicevic, Field and Francis, LLP, which specializes in intellectual property law, leased 11,782 square feet of space on the second floor. Greenberg Traurig, LLP, an international law firm, penned a long-term lease renewal on 24,532 square feet on the entire fifth floor. 1900 University Circle is part of the prestigious University Circle project consisting of three Class A office buildings, retail and a Four Seasons hotel and situated off of Highway 101 at University Avenue, just a stone’s throw from downtown Palo Alto.

Diana Fruit, Co. Acquires 97,307 SF Warehouse Facility in Santa Clara for $5.2 Million; Uses for Maraschino Cherry Production

April 4, 2011 – Kevin Sweatt with Cassidy Turley BT Commercial San Jose along with Charles Strouss, a broker with Kidder Matthews at the time of the sale transaction (now with CB Richard Ellis), represented seller Triad Investments, LLC in the sale of a 97,307-square-foot warehouse property on ±4.68 acres in Santa Clara for $5,200,000 ($53 per square foot on the buildings). The property is located at 725 & 825 Mathew Street and consists of two mid-size warehouse buildings and a small, freestanding single-story office building. The buyer was Diana Land Two, LLC, an owner/user doing business as Diana Fruit Co, Inc., and which was previously leasing and will maintain occupancy of its 33,574 square feet of warehouse space at the property. The site is situated just west of the San Jose International Airport. Sweatt was Diana Fruit Co. came into existence in 1990, but its roots as a producer of Maraschino Cherries stretches back over 85 years.

UBS Gains EDE as Tenant of 82,000 SF Warehouse Building at Hayward Industrial Park

April 4, 2011 – Jay Hagglund Cassidy Turley BT Commercial Oakland in collaboration with Joe Fabian of Cornish and Carey Commercial Newmark Knight Frank represented landlord UBS Realty Advisors, LLC in the lease of an entire 82,000-square-foot freestanding warehouse building located within the Hayward Industrial Park. The new tenant is EDE Group dba Seko Worldwide, which is relocating from South San Francisco. The property is located at 23541-23547 Eichler Street, just on the north side of 92 off the Clawiter Road exit, and features ±1 acre yard area.

Cell Biosciences 20,073 SF Lease Puts North First Corporate Center at Full Occupancy

April 4, 2011 – Kalil Jenab, Aaron Fritz and Nick Lazzarini with Cassidy Turley BT Commercial’s Palo Alto and San Jose offices and Cassidy Turley CPS represented property owner South Bay Development in a new lease of 20,073 square feet of R&D space to tenant Cell Biosciences at the North First Corporate Center in North San Jose. Cell Biosciences, a private life sciences company focused on defining the future of protein analysis, will be relocating one of its company’s divisions from the Tri-Valley area to its new North San Jose location in order to be closer to its existing HQ in Santa Clara. Cell Biosciences opted for the North First Corporate Center location over other options because its layout was a perfect fit for its division’s needs. The deal officially brings the six-building, ±249,000-square-foot North First Corporate Center to 100% occupancy. The project is positioned in a high-identity, easily accessible location between North First Street, East Daggett Drive and Zanker Road, near to public transportation and the San Jose International Airport.

South Bay acquired the North First Corporate Center in spring 2008 in conjunction with the Montague Corporate Center—a four-building ±258,000-square-foot R&D/office project located at Junction Avenue and East Trimble Road. Since the acquisition, the Cassidy Turley listing team has arranged ±200,000 square feet at the North First Corporate Center and ±200,000 square feet at the Montague Corporate Center on behalf of South Bay Development for a combined total of ±400,000 square feet leased at the two projects.

American Draperies & Blinds Relocating/Expanding to 41,200 SF Manufacturing Facility in Hayward

April 4, 2011 – Kate Webster with Cassidy Turley BT Commercial Oakland represented tenant American Draperies & Blinds, Inc. in the new lease of a 41,200-square-foot freestanding warehouse/manufacturing building at 30776 Huntwood Avenue in Hayward. American Draperies & Blinds is relocating and expanding from its existing location in Hayward along San Luis Obispo Avenue and is scheduled for occupancy at its new Hayward facility later this month. American Draperies & Blinds has been manufacturing window coverings since 1954 and is one of the largest companies of its type in California and the United States. The company provides factory direct wholesale pricing and ships throughout the country from its Hayward facility. The property at 30776 Huntwood is owned by EastGroup Properties, LP.

HELP Practice Management, LLC Signs New Deal at City Plaza, San Mateo

April 4, 2011 – Clarke Funkhouser and William Syme with Cassidy Turley BT Commercial Burlingame represented property owner Woodstock Development in a new lease of 16,856 square feet at 1900 O’Farrell Street in San Mateo. The tenant is HELP Practice Management, which leased space on both the first and second floor of the three-story building commonly known as City Plaza.

Lawrence Berkeley National Laboratory Expands to 30,770 SF Office in Emeryville

April 4, 2011 – Tony Beatty with Cassidy Turley BT Commercial Oakland has successfully brokered a 30,770-square-foot office lease between landlord, Hollis Street Investors, LLC, and tenant, Lawrence Berkeley National Laboratory, in Emeryville. The property is located at 6401 Hollis Street, within the Hollis Business Center. Beatty represented both parties in the transaction. Lawrence Berkeley National Laboratory is a U.S. Department of Energy (DOE) national laboratory managed by the University of California for the DOE Office of Science. Violin Memory Signs 28,800 SF Relocation/Expansion at Building in Mountain View

April 4, 2011 –Mike Connor with Cassidy Turley BT Commercial Palo Alto and Colin Feichtmeir with Cassidy Turley CPS along with Jim Beeger of Colliers International collaborated to represent property owner Martin CBP Associates, LP in the lease of a 28,000-square-foot R&D building located at 685 Clyde Avenue in Mountain View. The new tenant of the building is Violin Memory, which was represented by Mark Courson, Pat Yaeger and Scott Mason of Cassidy Turley BT Commercial’s Palo Alto and Burlingame offices. Owner/User Buys 31,800 SF Industrial Building in San Leandro for Nearly $2.5 Million

April 4, 2011 – Gary Fracchia and Marshall Hydorn with Cassidy Turley BT Commercial’s San Francisco and Burlingame offices represented buyer William Spencer, an owner/user, in the purchase of a 31,800-square-foot industrial building in San Leandro for $2,475,000 ($78 per square foot). The property is located at 900-940 Aladdin Avenue. The seller was the Dlugosh Family.

Wells Fargo Goes Green, Joins LEED Gold San Rafael Corporate Center

April 4, 2011 – Trevor Buck and Steven Leonard with Cassidy Turley BT Commercial North Bay represented landlord Seagate Properties in a new lease of 12,792 square feet of office space at the San Rafael Corporate Center. Commercial Street Properties Buys Flex Building in Desirable SOMA

April 4, 2011 – Drew Arvay with Cassidy Turley BT Commercial San Jose represented buyer Commercial Street Properties in its acquisition of a 10,200-square-foot industrial/flex building located in San Francisco’s SOMA for an undisclosed price. The property is located at 151 10th Street and was sold by James Duncan and Mark Komater. The building was vacant at the time of sale, but is already attracting interest from potential tenants due to its location within the desirable SOMA submarket.

User Purchases Former Carnation Co. Facility in Oakland for $1.65 Million

April 4, 2011 – Gary Fracchia and Brian Collins with Cassidy Turley BT Commercial Oakland represented seller Encinal 14th Street, LLC in the sale of a 21,600-square-foot warehouse building in Oakland for $1,650,000 ($75 per square foot). The buyer was Scott Atthowe, an owner/user. The 55-year old property is located at 1385 16th Street and was formerly owned and operated by the Carnation Company.

Linden Lab Successfully Fills S.F. Sublease Space Via Heat Ventures; Consolidates 150 Employee Operations

April 4, 2011 – Jason Burch, Charlie Moore and David Hiebert with Cassidy Turley BT Commercial’s San Francisco and Palo Alto offices represented sublessor Linden Lab in its successful subletting of 11,500 square feet of office space in San Francisco to subtenant Heat Ventures. The space is located on the ground floor of the building at 1100 Sansome Street. Linden Lab, maker of Second Life and Second Life Grid, is a virtual world technology company and maintains occupancy of its current ±30,000 square feet HQ across the street at 945 Battery Street where it consolidated its 150 employee operations. Already based in San Francisco, Heat Ventures relocated from Pier 33 to its new Sansome Street space.

Alcatel-Lucent USA Relocating from North to South Petaluma to Lakeville Business Park
April 4, 2011 – Trevor Buck, Steven Leonard and Brian Foster with Cassidy Turley BT Commercial North Bay represented property owner RNM Properties in the lease of 13,243 square feet of office/flex space at the Lakeville Business Park. The new tenant is Alcatel-Lucent USA, a leader in mobile, fixed, IP and Optics technologies, and a pioneer in applications and services. Alcatel-Lucent will be relocating about five miles south from 1425 North McDowell Boulevard in North Petaluma to its new space at 1758 Corporate Circle in South Petaluma in June. Hidden Treasures Finds Former Goodwill Site for Opening of New Consignment Store
April 4, 2011 – Richard Henderson with Cassidy Turley BT Commercial North Bay represented both tenant, Hidden Treasures, and landlord, The ABBA Group, LLC, in the new lease of an 11,000-square-foot retail building at 4 Padre Parkway in Rohnert Park. Hidden Treasures, an upscale consignment store, plans to take occupancy at the property sometime this month.
